Witnesses have ditched city dentist Dr Lule Ntwatwa over his ownership claim of part of Katanga land near Wandegeya after giving contradicting evidence against him.
Dr Ntwatwa is facing criminal charges of forgery and uttering false documents regarding Kibanja interest on part of the disputed Katanga Valley land near Wandegeya.
Eunice Ainembabazi, a city lawyer with more than ten years’ experience in legal practice said that in 2015, Dr Ntwatwa signed a tenancy agreement with her client Johnson Kamugisha based on descriptions of a land title which was already cancelled by the Ministry of Lands, Housing and Urban Development.
She said, “I was aware that the land title was cancelled but my client was only interested in establishing a restaurant.”

38-year-old Ainembabazi faced it rough as State Prosecutor Allan Mucunguzi placed her on spot that she executed a fake tenancy agreement on non-existing land which was misleading to her clients.
When Mucunguzi tasked her to ascertained Dr Ntwatwa’s ownership claims, size of the area and existence of land in question, Advocate Ainembabazi furiously told court that her client did the due diligence but she could not tell the size of the land nor existence of the land.
She said that at the signing of the agreement, Dr Ntwatwa was represented by Stuart Kateregga, a co-accused person in the same case file.
Dr Ntwatwa and Kateregga are jointly charged with local council leader Wasswa Ntoogo.
Masembe Mukasa, another witness told court that Dr Ntwatwa came to rent part of their land in 1990 with him (Mukasa) and that he paid them rent fees.
“I made an agreement to start a carpentry with my brother James Kalinimi and he paid us rent while we issued him receipts,” said flamboyant Mukasa, 69, in a statement contradicting Dr Ntwatwa’s claim for ownership of the land.
Dr Ntwatwa presented Advocate Ainembabazi and Mukasa as witnesses to defend him over accusations of giving false information to police officers regarding ownership of Kibanja on part of Katanga land at Mulago Round About.
It is alleged that Dr Ntwatwa, Kateregga, Ntoogo and others still at large in the year 2019 at Wandegeya Police Station, Kawempe Division in the Kampala District gave information to Detective Corporal Lubowa employed in the Uganda Police force which they knew or believed was false that they were the rightful owners of the Kibanja opposite government Analytical Laboratory (GAL) Mulago Round about, the false information intentionally and knowingly caused the said Police officer to believe that the said Kibanja belonged to them and the officer denoted time and energy to investigate the matter.
The state alleges that between 2019 and 2020 in Kampala, the three suspects conspired to defraud Pastor Daniel Walugembe of his Kibanja opposite GAL at Mulago Round About Haji Kasule Road by claiming to have bought it from Bulasio Bwisi in the early 1990s.
According to the charge sheet, on September 17, 2020 at Wandegeya Police Station, Kawempe Division, the accused knowingly and fraudulently uttered false documents to wit Busuulu receipts (Ground rent receipts) to the Police officer purporting to have been issued to him by the family of Ashe Sendawula Mukasa.
Meanwhile, the trial Magistrate Winnie Nankya who has been lenient towards Ntwatwa, his lawyers led by Umal Nyanzi and witnesses adjourned the case to September 3, 2026 as the last adjournment for Dr Ntwatwa to present the last witnesses to enable the court to deliver a verdict.
